How can I invest in a property by the Greek coast to get residency?

I'm a non-EU investor in the market for buying a scenic property by the Greek coast. What are the steps and how much do I need to invest?

You need to invest at least 250,000 euros for buying property.

The Immigration and Social Integration Code allows the granting of permanent residence permits to third-country nationals and to members of their families, who purchase real estate property in Greece, the value of which exceeds 250,000 euros. Issuance of a Greek tax number and opening of a Greek bank account are the obligatory prerequisites for investment in property. The procedure is flexible and, according to recent legal amendments, non-EU citizens who want to make an investment through the available options of the Greek Golden Visa program can implement all the steps and apply for a residence permit through a proxy, signed before a Greek Consular authority without the obligation to previously visit Greece. At the same time, they receive their temporary residence cards and enter Greece for biometric data submission.
