The investment cannot be made with a loan. We only talk about borrowed money in the amount exceeding the minimum investment value. If we talk about an investment with a minimum amount of 350K, only what exceeds that amount can be obtained by a loan.

How can I use a loan for my Portuguese Golden Visa investment?
Could I obtain a loan from a local bank in order to purchase property and apply for the golden visa? I have high net worth but most of my assets are not liquidated so I’m seeking this as the final alternative.

It is not possible to use a loan from a Portuguese bank to make a Golden Visa investment. At least, not 100% of it. The minimum amount on each category of investment must be fulfilled by investment funds coming from abroad. However, it is possible to look for loan solutions abroad.

It is possible to apply for a loan and do the Golden Visa with the same asset, if the loan value is lonely requested in what exceeds the minimum amount of investment selected. For instance - 500k option, and a property of 700k, you can request a loan for less than 200k.

Loans can be used in order to execute the necessary investment required for a Golden Visa application (in this case, real estate purchase). These, however, have a few criteria which must be taken into account. Should the loan be obtained in your country of origin, you can ask for the full amount of the investment, provided you transfer all of it to an account opened in a Portuguese bank under your name. Should the loan be obtained from a Portuguese bank, it must be limited to the extra amount needed on top of the mandatory investment amount, as this last one must be entirely transferred from abroad.

The minimum amount required by law for the investment must be done with the applicant’s own funds from outside of Portugal. On top of the minimum required investment price, the applicant can apply for a bank loan, meaning the excess can be financed by a bank loan in Portugal.

The loan can only be granted in relation to the amount that surpasses the minimum investment needed for the chosen property. For example: if the property you intend to buy is eligible under the €500.000,00 route, but its total cost is €650.000,00, the loan should only be obtained for the remainder of €150K. The mininum investment should be completed with no loan from a local bank, that is, the investor needs to bring its entirety to the country.
