How much will I have to invest initially and how long is the process?
In the last several months, the immigration office does not accept short term touristic applications from any nationalities. However, Russians and Ukrainians are exempt from this practice. In other words, you can apply for short term touristic residence permit and obtain such permit in 2-3 weeks' time. You are not obliged to make any investment for this type of permit.
Subject to current practices of the immigration directorate in Turkey, foreigners are no longer issued short term touristic residence permits based on lease contracts. Therefore, in case such residence permit is sought for, then a real estate investment could be an option. Such real estate investment does not need to be at the minimum value of $400k (as required for citizenship by investment programs) and the cost will be dependent on the choice of the real estate (location, specifications etc., most likely not less than $100k in popular cities).
