How can we as digital nomads get a D-7 visa in Portugal without buying a property?
My wife and I both have totally remote jobs that we can perform from Portugal. We've heard conflicting reports on whether one can attain a D-7 visa based on employment income from remote work. Between us, we make several times the required minimum. It seems silly that we'd need to buy a property to get income on when we'd really be living off of our earned income. Since the D-7 is titled the "Passive Income" visa, there seems to be a conflict there. Can you provide some insight?

As digital nomadism is becoming an everyday larger reality worldwide, Portugal and its national authorities have created easier procedures for those who wish to apply for a residence permit under that premise. As such, the best and most effective way for you to accomplish this goal would be to apply for a residence visa under the D-7 rules. The D-7 visa is meant for entrepreneurs and applicants who already have an income from their country of origin and is specific to highly qualified job positions, which are foreseen by the government, and who either get highly qualified job positions or are employed by a certain entity. The D-7 visa is dependent on your skills and your qualifications fulfilling the Portuguese government’s criteria. Should they not, you will still be able to apply for a residence permit under the general rules (for example, the D-2 Visa, which is meant for applicants who wish to come to Portugal to work, either for a certain entity (dependent work) or by creating their own job position (independent work; incorporating a self-owned company in national territory, for example).

For digital nomads, there are two different visas that can be applicable to you, depending on some specific circumstances (D7 or D2 visa). These types of visas, both D2 and D7, do not require you to buy a house. So, you don't have to worry about that part; you just have to present proof of accommodation, which can be a rental contract under your name.

D7 requires passive income from the applicant, which can be complemented with foreign active income in some cases. Property purchase is not mandatory, considering that the requirement would be the proof of a Portuguese address, which means that a rental in Portugal in the name of the applicants will suffice.
