Should I do a financial donation or wait for real estate funds or property investments for the Hungarian visa?

Which are the most effective alternatives to obtain the Hungarian golden visa: the real estate fund, the property buying, or the financial donation? I am looking to relocate to Hungary and look into these options, but I understand there is some delay in investing in the real estate fund or the property. Is financial donation the fastest and easiest alternative now? Or should I wait for the other ones to become available?
