What should I pay attention to when purchasing a house from a golden visa holder in Greece?

I am a Greek citizen. Recently a friend, who is currently holding a golden visa, wanted to sell his house to me that he bought for the purpose of his golden visa application. He is considering giving up his golden visa. The price of the house is very tempting but I am wondering if there is anything I should be cautious about when purchasing a property from a golden visa holder?

In cases when the real estate (property) is transferred, the third country citizen, holder of Golden visa residence permit, loses the right to residence. In case of resale of the property during the period of validity of the residence permit to another third country citizen, the right to a residence permit is granted to the new buyer along with a simultaneous revocation of the seller’s residence permit For your case, since you are a Greek citizen there is no special issue to be taken into consideration regarding the Golden visa issue. It is a normal property acquisition and of course, you have to proceed in advance to legal due diligence of the property through your lawyer.

In any case, and regardless of the fact that the seller is a Golden Visa holder, you should be very careful and check if the property which you are purchasing has any mortgages. Besides that, there is nothing to worry about.
