How can my dependents renew their Greek Golden Visas?
My family and I received Greek Golden Visas in 2014, in the early years of the program. The visas are expiring soon. My son was 20 back in 2014 and now is turning 25. Is he still eligible for renewal as my dependent? What factors must we consider?

Two months prior to the expiration of the resident permit, it will have to be met with a request for renewal.

Your son can renew for three years for other reasons, not as a Golden Visa dependent.

If the factors are the same as they were five years ago, you could renew the resident permit.

Regarding your question: Please be aware that if your son was declared as a dependent in 2014 for the renewal, most likely he will not need to change his declaration.

According to the law, family members of permanent residency holders as property owners are considered, among others, the direct unmarried descendants of the spouses who are under the age of 21. So following the above provisions in force, in reference to your son, he will lose his permanent residency. He could apply for another kind of resident permit of his own under the provisions of the law. But you have to take into consideration the possibility to sell/transfer of property ownership through parental benefit to your son. Under this scheme your son, as the main investor, and you, as his parents as family members, will be entitled for Golden visa privileges. For the above alternative options you should address a legal/consulting company for support.

The Greek Golden Visa program is recent and not a lot of renewals have taken place to date. I had to consult my network on this query. As per general rule, any person/dependent above the age of 21 will not be allowed to renew his/her visa under the same real estate investment of his/her parents. Rather, he/she will be required to issue a visa under his/her own name under a real estate investment of his/her own (suggesting that the dependent is no longer considered a dependant above his/her 21 years old and, as such, will be required to purchase another property of 250,000 euros under his/her name). In light of this and as I am not aware of any exception to the rule, I believe that your son will not be considered for his visa renewal under the same property you have purchased as parents back in 2014.

According to the Greek legal framework, the dependents' renewal of their Greek Golden Visa is eligible until the age of 21. For this reason, your son is not still eligible for renewal as your dependent, because he has exceeded this specific age limit (which is the predominant factor to be considered for this issue). Consequently, the acquisition of a new separate Greek Golden Visa for your son is now needed.
