What visitation requirements to Greece are there when applying for a Golden Visa?

I want to obtain a resident visa this year but have limited time to be away from home country. Which steps of the process can I accomplish from home remotely? At what point is a visit to Greece required?

    At the point of choosing the property, you should come and once you choose, then you sign a power of attorney appointing a third party for the rest of the formalities. Also, when you come you should have with you all documents required to open a bank account (or even have them sent to the bank to make sure they accept them), since your physical presence is necessary for opening an account. Then, much later and just before the Golden Visa is to be issued, you should come to give fingerprints. Needless to say, you should appoint a person of trust to proceed with all the formalities and payments in your name.

    Your presence in Greece is obligatory to obtain a visa. It is not clear the duration you want to have the visa, your nationality and the reason why you ask for a visa. There are differences in visas depending on the circumstances that each person is asking for.

    You can sign a POA to a Greek lawyer from the Greek embassy in your country. So, you can purchase the property. Before you give the fingerprints (on a specific date), you need to visit Greece and sign a POA in Greece. You also need to prepare the relationship certificates from your country, double certified.

    The main investor should visit Greece for two times minimum. During the first visit, over three to five working days, he implements all the bureaucratic procedures (tax department, bank account opening, etc.), visits and makes his final choices regarding the properties he is interested in, and signs a notarial power of attorney to lawyers in order to proceed with the next steps on behalf of him. During the second visit, two days maximum, he comes, accompanied by his family members who are interested to be included in his application for a Golden Visa, in order to submit their biometrics data in front of the competent authority, in a pre-scheduled appointment.

    Please be aware that you will have to legally enter the country (with a visa Schengen stamp on your passport) before you sign the POA to the lawyer that will start all processes for a Golden Visa application. After that, you will need to get back to Greece to sign property purchase agreement. Finally, you will have to come again when the meeting comes at the competent office. That will be scheduled by your lawyer in relation to the Golden Visa application.

    You should come to Greece at least twice. Before your first visit, you should have decided about the real estate property you want to purchase and you should have also gathered all the necessary documents that your lawyer needs. Then, when you come here, you will settle all the procedural issues (signing a power-of-attorney form, opening a Greek bank account, obtaining a tax registration number etc.), as well as seeing up close the real estate property that you will purchase. During your second visit, you will visit the Aliens and Migration Office, for your biometrics data collection. This is a prerequisite for the issuance of your Greek Golden Visa. Please note that this appointment will have been pre-arranged by your lawyer and that your family members will also have to be with you, for their biometrics data collection as well.
