If an extended family member gifts or lends me the investment amount, can I use it to invest in real estate in Cyprus? Or does it have to be traced back to my personal earnings? What are the proof requirements?

The source of funds questions need to show the origin from the funds that you are using to fund the property. If those funds come from a gift from a family member, then the due diligence may arise to that family member and how he or she obtained those funds.
